Maintenance expense on rental property

I own a property that I rent out for the last 30 years and the perimeter fence is damaged beyond repair . Can I claim the cost of the new fence as a maintenance expense. Thanks

Are you merely replacing the fence or are you installing something new and remarkably different?

Merely replacing the fence, and the original fence is of better quality than the replacement fence, so I have gained nothing but have lost as I could not afford to put another original fence in . I have retained a photo of the old fence for SARS to compare.

Generally SARS will not allow this an improvement which means you cannot add this to your base cost if you do sell the property, but they will allow you to claim this as a deduction/expense against the rental income earned.
